Always ensure you have obtained professional specialist advice from a Structural Engineer if the works are extensive and involve moving walls. Also check whether you need Planning and Building Regulations Approval. In some cases Freeholder approval is also required or you may have serious problems when you finally come to try and sell the property.

If you have been managing tenanted property or are involved with the running of a block of flats, then you could free up your time and save yourself a lot of worry and stress by appointing an agent. Always check that they have Client Money Protection, Professional Indemnity Insurance and ideally are regulated by ARLA or a similar organisation. The agents that do not have these safeguards in place will be able to offer cheap fees, but you have no protection should the business fail. These agents may also charge high tenant fees for which there has been a lot of press coverage lately. Tenants who find that agents’ fees are unfair will ultimately move and constantly having your property fall vacant and having to be re-let will increase your own costs.
