Harcourts' tips for winter property care

The weather forecasters are predicting yet another wet winter and this is really bad news for many homeowners where properties are still not completely dried out following last year’s heavy rainfall.

The number of insurance claims caused by torrential rain and strong gale force winds was unprecedented and in our own office even exceeded the hurricane storm of 1987. To make matters worse even if you did find a roofer able to carry out repairs, the essential scaffolding was in such short supply that it took months to arrange works to start.

Some good housekeeping now could help to minimise problems should the forecasters prove right.

1. Clear out guttering and repair leaking joints or replace guttering if necessary.

2. Check downpipes are running freely and gulleys are clear.

3. Take a good look at your roof and identify any areas of slipped or uneven slates or tiles.

4. If you notice problems with adjoining or neighbouring properties, let your neighbours know as these may otherwise affect you.

5. Check doors and windows open and close securely and are water tight.

6. If you do have a vacant property, ensure you carry out regular internal inspections with particular attention during periods of bad weather.

7. It is always a good idea to turn off the water supply to any vacant property to avoid frost damage to pipework.
