However, we always try to go that little bit further for any landlord or owner and recently I spoke to a new property investor, who was excitedly telling me about the purchase of his first tenanted property at a local auction.

He is an experienced builder and the property had a Protected Tenancy so there was very little chance of problems with the rental payments themselves.

I congratulated him on his purchase and asked that he let us know if there was anything we could do to help. His initial query was as to whether we could provide emergency repairs cover when he was on holiday.

From this conversation we have now extended the services we offer to cover this issue, together with more individual specialist items such as Landlords Gas Inspections.

In this particular case, there was also an inspection due shortly, by the Rent Officer and I attended the meeting with him. We have now also agreed to provide him with advice on future Rent Registration Applications and Consultations.

I am sure there are many landlords in a similar position, who are quite capable of managing their property on a day-to-day basis but are concerned at having to ask relatives or friends to be their tenants’ emergency contact number if they are unavailable.
