Ensure that trickle vents are fitted to windows in order that there is some flow of air even when they are closed.

5. First impressions. Make sure the carpets and curtains are clean. Remove junk mail before viewings. Keep the gardens trim and tidy. Door mats will help to keep your property looking good, even after viewings in wet weather.

Providing these rules are followed and the rent level is in keeping with nearby and similar properties, then not only will you be able to let out your property quickly, but your tenant will be happy to stay and void periods can be kept to a minimum.
