I’m sure you all watch the various programmes on ‘doing up your home’ whether it is for your own use, to sell or to rent out. I am constantly amazed how they manage to build a new extension, plaster and decorate rooms, fit kitchens and bathrooms and even treat dry rot or subsidence issues in only two days!

Hopefully most people realise they should be a little more realistic with the time frame and it would also be useful if the programmes actually include costs, although some do and these usually point out how you should always allow a little more than you first estimate as hidden problems can arise.

Our clients have often never seen the house or flat and we always try to send them good ‘before and after’ photos as although the increased rent and value is appreciated, it is always nice to actually see your investment and how it is performing.

However, you don’t always have to wait for a property to become vacant. At Harcourts we always try working with tenants. They are often quite happy to put up with a little bit of inconvenience, particularly if works to improve the property are being planned, such as new double glazed windows or additional insulation.

It may be that more extensive works, including installing new kitchens or bathrooms could also be arranged, if necessary with a rent reduction to allow for disruption. Discussing your plans with your tenant can benefit both parties as the tenant is reassured that the property is being maintained and the owner receives rental income while works are being carried out.

Whatever your future plans are, adding value to your property makes sense. Modern tenants have high expectations of the property they want to live in and will pay a higher rent to achieve this, particularly for such items as double glazing and affordable heating systems.

The other priority these days is a good shower system and while this can be an overhead shower in an existing bath, care should be taken that tiling is extended to cover the area and a good shower screen provided. Leaks around showers are often a problem.
