· Ensuring the property has an up-to-date Landlords Gas Safety Certificate.

· Collecting rent and monitoring any rent arrears.

· Deposit registration and return at the end of the tenancy.

· A landlord would need to be fully aware of the correct procedure to adhere to in order to gain possession of his property.

The average charge to a landlord for fully managing a property is normally around 10% of the rent charged. On an average rent of £600 pcm this would equate to about £2 per day, which gives excellent value for money. Some agents may claim to charge less than this, but do not always cover all aspects of letting, leading to unexpected costs arising.
